Charlotte County FL Real Estate Report:

Across Florida in 05, sales activity of existing homes increased by 2%. In Sarasota-Bradenton, and in Charlotte County, they fell by 16%. If we just look at the fourth quarter, the State saw a drop of 7%, Sarasota-Bradenton of 34% and Charlotte County of 21%. This presents a good time to purchase for the savvy home buyer.

Local inventory is continuing to grow which makes the market more of a Buyer's market. We are now between 4-6 months of inventory which is still on the low side. In first quarter of 02, Charlotte county had an inventory of 11 months based upon the amount of homes for sale in Charlotte County and the monthly sales activity. By April of 04, inventory or supply of houses dropped under 5 months which will also increase the pricing. When Hurricane Charlie hit in August it reduced the supply of houses on the market through the end of 04. Due to Charlie sales activity also dropped, therefore, the inventory, has started to increase ever since.

Charlotte County 129 miles of water, beautiful beaches to historic downtown, Charlotte County Florida real estate thrives on its diversity. Named 'Best Place in the South' by Money magazine first in 1997, the community has received similar recognition from that and other sources almost every year since. Charlotte County continues to earn its reputation for subtropical living and vacationing at its finest. The county is one of the fastest growing in the state. People have discovered Charlotte County's unspoiled beauty, enhanced by its charm and livability, making it a destination of choice for full-time residents. From 1970 to 1999, the county's population quintupled from 27,000 to 135,000. The County offers a rich history and unique communities. Punta Gorda, Englewood, Port Charlotte and the small communities between each have their own distinctive flavor.

Punta Gorda - is the County's only city located about 100 miles south of Tampa on the Gulf Coast neighboring Charlotte County's other coastal gems, Port Charlotte and Cape Haze. The city is bordered by the harbor on one side and by rural land on the other. The city of Punta Gorda is a rich mix of cultures and age groups, as families, retirees and winter residents share neighborhoods. Recreational opportunities abound golf courses, yacht clubs, tennis clubs, parks, sail boat and boat marinas, over 165 miles of sea walled canals and waterways with access to Charlotte Harbor, the Peace River and The Myakka River and the Gulf of Mexico. Punta Gorda is the Tarpon fishing capital and a true boater?s paradise. According to a recent article in Kiplinger's Personal Finance, Punta Gorda is among the top 20 markets where home values are expected to be the highest until 2010, According to Forbes magazine, Punta Gorda including all of Charlotte County ranked #5 in the country in its list of the best places for business and careers, "the most dynamic economic spot in America".

Port Charlotte The Murdock area of Northern Port Charlotte is a new, dynamic, growing area for shopping, business, medical, theaters, restaurants, a large mall and almost every national known restaurant and retail chain. 2003 looks to be the start of the new Murdock Village. The community is taking 1,100 acres at the north end of town center and plans to completely redevelop that property to a new down town area and new home developments.

North Port The much talked about North Port has the distinction of being the smallest big city in the state of Florida. With only 12% of the area developed, the population today is just over 30,000 with a projection of an eventual climb to 250,000 people. Strategically located at the Southern most part of Sarasota County, North Port is between Naples and Tampa. The semi-tropical climate and nearly perfect weather conditions lend themselves well to North Port's comfortable leisurely style of living. The areas many canals and lakes are sources of pleasure for fishermen and boaters. Many of the canals are salt water and lead to the Myakka River while east of RT. 41 are many miles of Fresh water canals that give the fisherman both opportunities. The weather of Southwest Florida is conducive to year-round golfing. There are approximately 200 holes of golf in public, semi-private and private golf courses located within 15 minutes of North Port. Within North Port itself, one of its golf courses hosts an annual PGA tournament. North Port was selected as the building site for the first new high school (North Port High) in over 40 years in Sarasota County. At a cost of 54+ million, also included with the school is a new state of the art Performing Art Center second in seating to the famous Van Wezel in Sarasota Fl. The new campus is scheduled to open August of 2001 with a new middle school Heron Creek Middle School opening 2003, and a new elementary in 2004.

The Cape Haze Peninsula, which includes Englewood, Cape Haze, Rotonda, and El JoBean, is located on the Florida West Coast between Sarasota and Punta Gorda. This sleeping giant is just now coming awake, growing fast but keeping quiet. It is a tranquil, low-density area of great natural beauty. Fabulous fresh water fishing abounds in the miles of canals. The peninsula is located directly on the Gulf with long stretches of white sand beaches.
